Encumbrance Certificate
The Encumbrance Certificate (EC) for a property, listing its registered sales, mortgages and other deeds for the years you need.
What you get
An Encumbrance Certificate (EC) lists the documents registered for a property at the Sub-Registrar office over a period, such as sales, gifts, mortgages and leases. If nothing was registered in that period, the certificate says so.
Buyers check it before a purchase, and banks ask for it before a loan against property. It shows past sales and any registered mortgage.
Share the survey or plot number, or the document number, and the period you need. Our team gets the EC from the registration records and shares a digital copy with you.

Questions
What does an EC not show?
It only lists documents registered at the Sub-Registrar office. Unregistered agreements will not appear, and it does not replace a full title check.
How many years should the EC cover?
It depends on why you need it. A bank or lawyer will usually tell you the period. If you are not sure, ask them before you order.
Can you find the EC without the survey number?
Yes, if you have the document number and year of a registered deed for the property. Otherwise, share the owner's name and village, and our team will tell you if it can be found.
Do I need to visit the Sub-Registrar office?
No. Our team handles the request. We contact you if anything more is needed.
